PRE-CONSTRUCTION

Discovery Call

Whether you have Architectural Plans and are ready to build, or you’re just beginning your research, we'd love to help you get the best start to your building journey. To make the most of this call, please complete our short information form beforehand.
Your Initial call will be with me (Becci Gregory) via phone. I look forward to hearing about the vision you have for your major renovation or new build project, answering all your questions, and providing guidance to help you enjoy a successful building experience. If it's determined that we are the right fit for your upcoming project, I will schedule a meet and greet site visit with Ray, the builder.

Site Visit

We’ll meet you onsite to gain a deeper understanding of your vision and thoroughly assess your property. This meeting is an opportunity to validate your plans or discuss alternative design ideas and construction methods that may better suit your project. We’ll also discuss key factors such as initial budgets, site conditions, and design considerations, while offering practical suggestions to enhance the comfort and energy efficiency of your home.
We will explain our entire building process from approvals to handover and will offer a Preliminary Agreement to secure your project timelines and move forward with the next phase.

Preliminary Agreement and Concept Plan

Once you engage our services with a deposit, we’ll take a deeper dive into your project. This includes engaging our building designer to produce a tailored concept design and, depending on the project, coordinating additional professional services such as site surveys, soil tests, and assessments and recommendations by licensed trades (e.g., plumbing and electrical).

DESIGNING AND PLANNING

Refining your design

This is the stage where your vision comes to life on paper. Working closely with our Design Team, we’ll refine your ideas and create a comprehensive Detailed Building Plan. This process includes:
  • Custom floorplans with precise measurements.
  • Finalising your finishes, fixtures, and fittings.
  • Arranging working drawings, structural engineering, council approvals, and certification.
Once the design is finalised, we’ll provide a Fixed Price Proposal that outlines every detail of your project, ensuring complete transparency. With the balance of the Preliminary Agreement paid, we’ll prepare a detailed Contract, ready for your building project to begin.

Contract Agreement

Our detailed and thorough contract ensures clarity and alignment for everyone involved, minimising misunderstandings or conflicts down the track. We’ll guide you through every line so you know exactly what to expect. Once the contract is finalised and the deposit is paid, we’ll schedule your project, including ordering materials and coordinating trades, to ensure a smooth and efficient build process.

BUILDING

Construction

We’ll begin by ordering materials and scheduling trades to ensure a smooth process. After breaking ground, we’ll construct the foundation, frame, and roof. Insulation (with absolutely no gaps!), plastering, and rough-ins for electrical and plumbing follow, before completing the interior with kitchens, bathrooms, flooring, and painting. You’ll stay informed every step of the way through our Building Management Program, with regular updates and progress photos. Before handover, your home will undergo rigorous inspections and a thorough clean, ensuring it’s flawless and ready for you to enjoy.

Handover

The final step is introducing you to your new home. During the handover, we’ll:
  • Conduct a final inspection and provide formal certification.
  • Walk you through every aspect of your home, ensuring you’re completely thrilled with the outcome.
  • Provide an Operation Manual with all warranties and documentation.
We will also provide you with an ongoing inspection sheet so you can jot down anything you notice for us to inspect when we come back after 3 months time to check in and correct anything that needs attention.
